1.1. These terms govern stays in the residences booked through the booking engine of www.goldensuitesitaly.com (the “Residences”).
1.2. The stay contract is concluded between the person who books (the “Guest”) and the manager of the Residence (the “Manager”). The Manager is the party named as such in the booking confirmation (the “Confirmation”); if the Confirmation does not name a different one, the Manager is Ocean S.r.l., registered office Via Monte Napoleone 8, 20121 Milan, Italy, VAT number, tax code and Milan Monza Brianza Lodi Companies Register number 12685270964, REA MI-2678028, certified email (PEC) ocean-srl-milano@pec.it, acting in its own name or on behalf of the owners of the Residences.
1.3. Golden Suites Italy is the portal that presents the Residences; it is run by GS Holding AI Group S.r.l. (VAT number 02814060220), which may collect payments in the name and on behalf of the Manager. The portal is not a party to the stay contract.
1.4. The contract consists of the Confirmation, these general terms, the House rules and the Price list (Annex A). Any specific terms written in the Confirmation prevail over these documents.
1.5. For bookings made on other portals (for example Airbnb or Booking.com), price, payment and cancellation are those published on that portal. The House rules and the Price list apply to the extent they were shown to the Guest on that portal before booking, and amounts are requested only through the tools that portal provides.
2.1. Before booking on the website the Guest reads these documents and accepts them with two separate statements, ticked personally by the Guest, and with a signature drawn by hand on the screen (simple electronic signature).
2.2. The following are stored with the signature: name, email, date and time, IP address, browser type, edition and digital fingerprint (SHA-256) of the accepted documents, and the image of the signature. Right after signing, the Guest receives a link to a copy of the signed documents, which can be printed or saved as a PDF.
2.3. The booking is governed by the edition of the documents accepted by the Guest, which the Manager cannot change after the booking.
2.4. Anyone booking for other people (family, friends, colleagues, employees) makes these rules known to them and is responsible for their compliance.
3.1. The price shown by the booking engine before confirmation is the total price of the stay. It includes VAT where due, utilities, heating and air conditioning where available, internet connection where indicated, bed and bath linen and final cleaning. It does not include the tourist tax (Art. 6) or any extra services requested (Price list, section A).
3.2. Payment is made with the methods offered by the booking engine, with no surcharge for the method used. Later payments (extra services, tourist tax, Price list amounts) are made by card or payment link, and a receipt is always issued.
3.3. The services in section A of the Price list are charged only if the Guest requests them: they are the price of a service, not a penalty.
3.4. The tax document is issued by the party named in the Confirmation. Guests who need an invoice request it when booking, providing their billing details.
4.1. On the website the Residences are booked at the non-refundable rate, discounted from the list price. The price is paid in full at booking.
4.2. If the Guest cancels, does not show up or leaves before the scheduled date, the price is not refunded.
4.3. Up to 15 days before arrival the Guest may ask, once only, to move the dates. The Manager grants it if the Residence is available on the new dates: the Guest pays any price difference, while if the new price is lower the difference is not refunded.
4.4. If the Confirmation shows a different rate, the cancellation rules of that rate, as shown by the booking engine and stated in the Confirmation, apply.
4.5. As this is an accommodation service for specific dates, the 14-day right of withdrawal for distance contracts does not apply (Article 59(1)(n) of the Italian Consumer Code).
5.1. Check-in is possible from 15:00. The welcome on arrival is included in the price until 19:00.
5.2. Guests expecting to arrive after 19:00 can request an evening welcome by a member of staff: €30 from 19:00 to 22:00, €50 from 22:00 to 23:30. Guests who do not want the service can arrive by 19:00 at no extra cost. Access to the Residence never depends on payment for this service, which is not due when the late arrival is caused by a documented delay of a train, plane or other public transport, or by a cause attributable to the Manager.
5.3. Arrival after 23:30 is not guaranteed: guests expecting to arrive later let the Manager know at least 24 hours in advance, and the Manager does its best to allow access anyway.
5.4. Early check-in, from 12:00 to 15:00, costs €35 and is possible only on request and if the Residence is available: it may not be, as it depends on the day's departures and cleaning.
5.5. By law (Article 109 of the Italian Consolidated Public Security Act) the Manager must report the details of everyone staying to the police (Questura). Before arrival the Guest sends, through the link received, the details and a valid identity document of each person, children included; on arrival identity is checked in person. Without the documents the Manager cannot hand over keys or codes.
5.6. Check-out is by 10:00. Late check-out costs €45 until 12:00 and €90 until 14:00; it must be agreed in advance and is possible only if the Residence is available: it may not be, as it depends on the day's arrivals.
5.7. Guests who leave the Residence after 10:00 without prior agreement pay the amounts in section B6 of the Price list.
5.8. Items left behind are kept for 30 days and shipped on request at the Guest's expense.
6.1. The tourist tax is a municipal tax owed by law by those staying, at the rate and with the exemptions set by the municipality; it is not part of the price of the stay.
6.2. The Manager collects it as the party responsible for payment and issues a receipt. It is paid before or on arrival, by card or payment link. If a booking portal has already collected it, it is not due a second time.
7.1. Only the people listed in the booking and registered under Art. 5.5 may sleep in the Residence, within its maximum number of guests. Children under 2 do not count towards the maximum, but must be declared.
7.2. To add guests within the maximum, just ask: the booking is updated to the price the booking engine applies for the new number of people, plus the tourist tax.
7.3. Visitors who do not sleep in the Residence are welcome from 08:00 to 23:00, provided the people present do not exceed the maximum number of guests by more than 4 and do not disturb the building's residents.
7.4. Minors may stay only when accompanied by a responsible adult.
7.5. Pets are allowed only in Residences whose page says so, on request and with the supplement in section A of the Price list. Guide dogs and other assistance animals are always allowed, free of charge.
8.1. For bookings made on the website the Manager may request, before arrival, a security deposit of €300 per stay: a pre-authorisation on the card (a temporary hold on the amount, not a charge) or a deposit by card or bank transfer. If requested, the deposit must be provided before keys or codes are handed over.
8.2. The deposit is released or returned within 7 days of departure. If within that time the Manager has sent a claim under Art. 9, it holds only the amount claimed, until the decision and in any case for no longer than 30 days after departure.
8.3. The deposit is not a penalty and does not limit compensation for damage.
9.1. The Guest is liable for damage caused during the stay by the Guest, by the people staying with the Guest and by anyone entering the Residence through the Guest. The Guest is not liable for normal use or wear and tear.
9.2. The amounts in section B of the Price list are agreed under Article 1382 of the Italian Civil Code and reflect the typical cost of the breach. Only one amount applies to the same event. If the documented cost of the damage is higher than the fixed amount, the Manager may claim the documented cost instead of the fixed amount, never in addition to it. The Guest may always prove that the damage was lower, or that there was none, and obtain the corresponding reduction.
9.3. No amount in section B is due without this procedure:
9.4. The Manager does not claim amounts totalling less than €50, except for repeated events.
9.5. The burden of proving the breach and the damage lies with the Manager. Photos, invoices and reports are given to the Guest on request. There are no cameras or microphones inside the Residences.
9.6. The Guest may always photograph the condition of the Residence and ask, before departure, for a joint inspection with a member of staff.
10.1. The Manager hands over the Residence clean, with fresh linen, with the amenities described on its page in working order and with the safety devices required by law (fire extinguisher, gas and carbon monoxide detectors) working.
10.2. The Guest reports any problem to +39 0461 094687 (WhatsApp too) or to reservations@goldensuitesitaly.com. The Manager acts as soon as possible; if a problem attributable to the Manager is not solved, the Guest is entitled to a proportional price reduction and, if the stay is compromised, may leave the Residence with a refund of the unused nights.
10.3. If, for a cause attributable to the Manager (including a double booking), the Residence is not available on arrival, the Manager offers accommodation of the same or a higher category in the same town at no extra cost. If the Guest does not accept it, the Manager refunds everything paid within 14 days, plus compensation equal to 50% of the price of the unused nights. Any further damage remains recoverable.
10.4. If the deposit is returned after the time limits of Art. 8.2 without any claim having been made, the Manager pays the Guest €25 for each day of delay, up to €250.
10.5. Any amount charged and then found not to be due is refunded within 7 days, with statutory interest.
11.1. The Manager may terminate the contract by written notice (Article 1456 of the Italian Civil Code) and ask the Guest to leave the Residence immediately if:
11.2. In these cases the Manager refunds the price of the unused nights, less the amounts due for the breach as established under the procedure of Art. 9, and helps the Guest find other accommodation at the Guest's expense. Where required by law, it informs the authorities.
12.1. The Manager is liable for damage suffered by the Guest as provided by law. It is not liable for disruptions caused by third parties (energy, water and connection providers, the condominium) or by force majeure, without prejudice to its duty to act promptly and to the Guest's right to the price reduction under Art. 10.2.
12.2. No clause of this contract limits the Manager's liability for personal injury or for wilful misconduct or gross negligence.
13.1. Complaints are sent to reservations@goldensuitesitaly.com or to the Manager's certified email (PEC); the Manager replies within 10 days.
13.2. A Guest who is a consumer may refer a dispute to an alternative dispute resolution (ADR) body under the Italian Consumer Code.
13.3. The contract is governed by Italian law. For a Guest who is a consumer, the competent court is that of the Guest's place of residence, and the mandatory protections of the Guest's country of residence remain unaffected. For a Guest who is not a consumer, the courts of Milan have exclusive jurisdiction.
13.4. These clauses are drafted by the Manager and have not been individually negotiated. If a clause is void, the rest of the contract remains valid; in case of doubt, the interpretation most favourable to the Guest prevails.
13.5. The original text is the Italian one; the English version and the summaries in other languages are provided to make it easier to read.
14.1. The Guest's data are processed to manage the booking, the stay and the signing of these documents, as described in the website's Privacy Policy. By law, the details of the people staying are reported to the police (Questura) and those needed for the tourist tax to the municipality; some short-term rental data (nights, people, period) are sent to the authorities under Regulation (EU) 2024/1028.
Under Articles 1341 and 1342 of the Italian Civil Code the Guest specifically approves the clauses of Articles 4 (non-refundable rate), 8 (security deposit), 9 (damage, breaches and the amounts in section B of the Price list), 11 (termination of the contract), 12 (liability) and 13.3 (jurisdiction).
Edition of 19 October 2026
It is part of the stay contract (Art. 1.4 of the General terms). The Residences are in buildings where families live: these rules help guests and residents live together and ensure legal obligations are met. The amounts mentioned are those of the Price list and are requested only through the procedure of Art. 9 of the General terms.
Quiet hours are from 22:00 to 08:00: music and TV at low volume; the washing machine, dryer and vacuum cleaner are not used; furniture is not moved and guests do not linger chatting on stairs, balconies or courtyards. At the first complaint the Manager sends a written reminder, free of charge; noise continuing on the following nights incurs the amount in section B1 of the Price list.
Parties, receptions, stag or hen parties and events with amplified music or advertised to other people are not allowed. Photo or video shoots for commercial purposes require the Manager's written permission.
Only declared and registered people may sleep in the house, within the maximum number of guests. Visitors are welcome from 08:00 to 23:00 (Art. 7.3 of the General terms).
Smoking is not allowed inside the house or in the building's enclosed common areas (stairs, entrance halls, lifts), including e-cigarettes, heated tobacco and hookahs. Where there is a private balcony or terrace, smoking is allowed outdoors, using an ashtray.
Pets are allowed only where indicated and if declared. They are not left alone in the house for more than 4 hours, do not get on beds or sofas, and are kept on a lead in common areas.
Keys, remotes and codes are personal and valid only for the stay: they must not be copied or given to others. The door and windows are closed every time you go out. Any loss is reported immediately, within 2 hours. On departure, keys and remotes are left as indicated in the instructions.
Beds and heavy furniture stay in place, and nothing is fixed to walls, doors or furniture (nails, screws, stickers). Appliances are used according to the instructions; wipes, sanitary products, oils or other objects are not thrown into drains or toilets. Heating and air conditioning are used with the windows closed.
Candles, open flames, braziers, barbecues and camping stoves are not used, except those provided with the house. Smoke, gas and carbon monoxide detectors, the fire extinguisher and the CIN plate must not be touched. Electric cars, motorbikes and scooters are not charged from the sockets of the house or of the common areas.
Separate waste collection is compulsory and follows the municipal rules shown in the house. For stays of up to 3 nights, the sorted bags are left in the house bins; for longer stays they are taken to the collection points according to the municipal calendar. Waste is never left on stairs, in entrance halls or in courtyards.
By 10:00: dishes in the dishwasher or washed, fridge emptied of perishable food, any moved furniture put back, windows closed, lights, heating, air conditioning and appliances switched off, keys left as indicated. Nothing else is required: final cleaning is included in the price, and there is no need to wash floors, bathrooms or linen.
Linen stays in the house. Stains that cannot be removed and missing items incur the replacement cost in section B5 of the Price list.
Staff, neighbours and suppliers must be treated with respect: aggressive, threatening or harassing behaviour leads to termination of the contract (Art. 11 of the General terms). The Guest may always photograph the house to document its condition; photos and videos of staff are not published without their consent.
Only one amount applies to the same event, and no amount is due without a written claim and time to reply (Art. 9 of the General terms).
Edition of 19 October 2026
Annex A to the General terms. Amounts in euros, VAT included where due. Section A lists services charged only on request; section B the amounts for breaches, due only after the procedure of Art. 9 of the General terms (written claim, 7 days to reply, reasoned decision) and never added together for the same event; section C the Manager's commitments to the Guest.
For fixed-amount items, if the documented cost (for example a company's invoice) is higher, the Manager may claim the documented cost instead of the fixed amount, never both (Art. 9.2).
